Story of the Auction

Moallem Properties has decided to retire and reduce their portfolio of residential land.  Moallem Properties is working in association with Ewald Auctions to liquidate these lots at Public Auction, with 100+ selling to the HIGHEST BIDDER, REGARDLESS OF PRICE! NO Minimums!  NO Reserves!

Terms and Conditions

 

  1. All real estate sells on an “AS IS, WHERE IS” basis, with no warranties of any kind, express, implied or otherwise.
  2. ALL 2020 Property taxes will be paid at by the buyers when due;
  3. There is a ten percent (10%) Buyer’s Premium charged on all sales.  (11% On-Line) The Bid Price, plus the Buyer’s Premium equals the contract price;
  1. The Seller will not provide the buyer with title insurance.  The buyer will be able to purchase a title insurance policy at closing.  The Seller insures a marketable, insurable title for each parcel;
  2. $1,000 cash or cashier’s check PER PARCEL must be displayed to bid at the auction;
  3. $1,000 or 10% of the contract price, whichever is greater, due the day of the auction;
  4. There are NO contingencies to closing (financing, inspection or anything else);
  5. Possession of the properties is with Deed;
  6. Buyer will pay ALL closing costs;
  7. If no formal closing requested, a Quit Claim Deed can be provided for Buyer(s) for their own recording;
  8. Seller Financing will be offered under terms and conditions approved by both parties (outlined below);
  9. Closing will take place within thirty (30) days of the auction at the Seller designated closing company, Peninsula Title;
  10. One hundred (100) of the parcels of real property are being sold on a(n) HIGHEST BIDDER, REGARDLESS OF PRICE basis;
  11. The remaining parcels of real estate is being sold on a(n) SUBJECT TO SELLER’S CONFIRMATION basis.
  12. Specific lots subject to change due to pre-auction sales.
  13. Broker Participation of 2% available. Contact Auctioneer to Qualify.  Must fill out forms 48 hours prior to auction.

Financing Terms and Conditions

 

  1. $1,000 or 10% of the contract price, whichever is greater, due the day of the auction;
  2. Additional twenty percent (20%) due at closing;
  3. $1,000 financing fee to cover costs associated with document preparation, recording fees, etc. per lot financed;
  4. Mortgage terms: 10% per annum, amortized over 10 years, with a three (3) year balloon (payment will be $13.20 per $1,000 financed, $100/mo. minimum payment);
  5. If paid off in full in 2020, there will be no finance charges;
  6. No prepayment penalties.
